Our expertise

Residential & commercial
building management.

Residential and commercial building management across the UK. Coordinated maintenance, site services, budget planning and clear reporting for buildings, blocks and estates.

The building. The people. The detail.

Well-managed buildings.
Clear responsibilities.

The right management plan joins up day-to-day care, cost control and the future of the asset.

Ashbourne & Vale provides building and property management for owners, freeholders, developers, landlords and management companies. We connect regular inspections and site services with the technical expertise needed to maintain and improve the building.

Our construction and building-services capability supports that plan: electrical and mechanical maintenance, repairs, refurbishment, fire-safety works and restoration can be coordinated around the same property priorities.

Commercial property management

Keep the building working
for the business.

Offices, business parks, industrial premises, retail property and mixed-use developments all have different operational demands. We build the management scope around the asset, its occupiers and the responsibilities agreed with the owner.

  • Planned servicing and reactive repairs for building fabric and shared systems.
  • Tenant and occupier liaison, access arrangements and service-interruption planning.
  • Cleaning, grounds, shared facilities and supplier coordination.
  • Maintenance budgets, contract reviews and reporting against agreed priorities.
  • Refurbishment, lifecycle renewals and works phased around trading or occupation.

Residential block & estate management

Considered care
for shared places.

Apartment blocks, private estates and mixed-use residential developments rely on shared spaces and systems being looked after consistently. We support freeholders, developers, landlords, Resident Management Companies and Right to Manage companies with a defined programme of property care.

  • Communal entrances, corridors, lighting, external areas and estate upkeep.
  • Regular site inspections, repair priorities and contractor follow-up.
  • Maintenance planning for shared plant, roofs, drainage and building fabric.
  • Resident updates, access coordination and management reporting.
  • Service-charge budget support, costed works and longer-term renewal planning within the agreed appointment.

A connected management service

The everyday detail.
The longer-term plan.

Choose an ongoing management arrangement or a defined package of support. The scope sets out the assets, services, reporting and approval responsibilities.

Inspections & asset records

Scheduled site visits turn the condition of the building into an action list. Asset information, photographs, defects and follow-up dates give maintenance decisions a useful starting point.

Repairs & planned maintenance

Reported faults, routine servicing and future renewals are brought into one schedule. We agree priorities, access and completion checks so that urgent repairs and planned works remain visible.

Building systems & compliance

Coordinate inspections, testing and specialist input for shared electrical, mechanical, fire-safety and other building systems. Findings are linked to remedial actions, responsible parties and the records required for the appointment.

Communal spaces & estate care

Cleaning, window cleaning, grounds maintenance, waste-area services and external upkeep are specified around the site. Agreed frequencies and checks keep shared spaces connected to the wider management plan.

Budgets & cost visibility

Prepare maintenance budgets, compare quotations and track expenditure against agreed approvals. Where service charges apply, budget support and planned-works forecasts help clients see the purpose and timing of proposed spending.

Contractors & procurement

Define the package, review relevant competence and agree the service requirements before appointment. Visits, work records, invoice checks and supplier performance support informed decisions about ongoing contracts.

Resident & occupier communication

Agree how people report issues, receive updates and arrange access. We coordinate notices about planned works and service interruptions, keeping decisions and outstanding actions clear for residents, tenants and client representatives.

Major works & lifecycle planning

Connect condition surveys, renewal priorities and improvement proposals to a practical works programme. Specifications, procurement, phasing, inspections and handover are coordinated with the client and appointed advisers.

Visible performance

A useful view
of your property.

Management reporting should make the next decision easier.

We agree the information you need and how often it should be reviewed. A management report can bring together:

  • Condition & actionsInspection findings, open repairs, responsibilities and target dates.
  • Costs & commitmentsApproved work, expenditure, quotations and forecast renewals.
  • Services & contractorsPlanned visits, performance issues and contract review points.
  • People & progressOccupier updates, access arrangements and decisions needed from the client.

Building management enquiries

Can you manage both residential and commercial parts of a development?

Yes. For mixed-use property, we define the shared services, access arrangements and reporting for each part of the development. The management plan reflects the responsibilities of the owner, management company and occupiers.

Can you support a change of management provider?

We can plan the operational handover around the agreed appointment. This includes reviewing available asset information, maintenance records, contractor arrangements and outstanding works, then identifying what needs to be transferred or put in place.

How are budgets and additional works managed?

We agree the budget, reporting format and approval process at the start. Quotations, proposed changes and major works are brought to the client for the decisions required by the appointment, with records connecting approvals to the work instructed.

Can we appoint you for a specific part of the management service?

Yes. The brief can cover an ongoing management arrangement or a defined package, such as maintenance coordination, site inspections, contractor reviews or a major-works programme. Service levels and response arrangements are agreed for that scope.
